Seniors are looking at resales . Some of those , who are going to their vacation homes in the winter have put deposits on new construction .  Some are planning on buying resales in the spring when they return.

The mosr popular amenities and features among the 55 plus group are:

1. Open floor plan with a large gourmet kitchen, large closets, plenty of storage,  They plan on continuing to have the family over for holiday dinners.

2.Club house. They would like to socialize and play bingo or cards for recreation. They would like a fitness room to exercise.

3. Swimming pool. Preferably indoor and outdoor pools.

4.Convenient to shopping and medical facilities.

5.Homes located close to their families.

November was a good month for sellers trying to sell their homes in Warminster Township. based on information in multiple listing service 14 homes are pending settlement right now. These were on the market for an average of 77 days. The average list price of these was $269,907.

Number of homes that settled was 33. These were on the market for an average of 61 days and the average price was $259,520. The lowest price was for a 1 bedroom condo in Meadowood, and highest sale price was for a 4 bedroom, 2.5 baths single home.

These do not include sale by owner and new construction not listed in Trend.

I read an article in which cnnmoney named the top 10 places to retire. It had the name of the city and the area of the city and the reasons why it was popular with retirees. if you work with Seniors you might want to look it up. I have not written the list here because of copyright laws.

Some of the areas were Short North, Columbus ,Ohio, SoFa , San Jose, California and many others.

I have decided to look up agents in the areas for referrals . closer to home, they have hudson Heights New York.

The inventory of homes for sale is low. Homes are selling and there are buyers looking at homes.

Based on information in multiple listing there are 8 homes pending settlement in Warwick township at this time. These have been on the market for an average of 81 days and the average price is $526,925.

There were 10 homes that settled in November fo an average price of $388,340 , the higest price was $629,400 for a 4 bedroom single house and lowest price was for a 1 bedroom condo in an above 55 community.

At this time when we are getting ready to make new  year resolutions , I thought I would share these two quotes  by Deepak chopra,that  have inspired me .

Please remember that people who look at homes in winter are serious buyers. Nobody want to drive out on cols snowy days unless they have to.

Please keep these tips in mind in the winter.

1.Shovel the snow as soon as possible or pay some one to do it.

2.Please keep the house warm even if you are used to cooler temperatures . when people come in from the cold they appreciate a warm house.

3.Use your fireplace if you have one.

4.Turn on all outside lights as well as lights  in the house. Remember it gets dark early in the evening .

5 If you expect people to remove their shoes, please provide booties . Do not expect people to walk barefoot   on cold floors .

Warmth and light  in the house will help when it is cold and dark outside. People will stay longer inthe house. This is the same technique used by department stores .

If you are at home when they come, you might want to offer warm cider or hot coffee.

Remember all you need is one buyer who will pay you the price you want for your house. There are fewer homes on the market in the winter. You will have less competition.

I looked up the multiple listing information in the counties that we service, and at different townships. There is less inventory compared to the inventory in  November, and prices are higher than last year in many townships. It would be nice to see all the positive news about the housing market in your area. We have enough information about foreclosures and houses taking longer to sell.
