I called an agent for feedback the other day and she said the buyers had lost out on a house recently because there were multiple offers. I did not give it much thought . It might have been an isolated incident.

I read the newspaper yesterday and was surprised to read that in Media, agents reported about similar incidents. One agent wrote about an escalation clause , ( words that I have not seen in 2 years. )

Based on conversations with others and reading  some posts on Active rain, it looks like homes priced right are selling and sellers are getting multiple offers.

The spring real estate market is here and buyers have started thinking of Real Estate.

If sellers price their home competitively homes will sell  quickly.

Real Estate is local. Consumers should look at statistics for their area as in some parts of the country homes are taking longer to sell.

There was an announcement in the newspaper today March 28, 2008 that some of the polling places  in Bucks county may change. Please search for your polling place on www.pavoterservices.state.pa.us

Bucks County residents in many districts may cast primary ballots in new polling places.

This may be a very important primary so please find out where to vote and make sure you vote.

Warrington township was founded in 1734.  It is named after a town in Lancashire, England.

Forest Ridge is a 55 plus community located in Warrington off Bristol Road, west off Route 611. These were built by Ryan homes starting in 2003.

They are reasonably priced homes. Based on information in multiple listing there are 2 homes for sale in Forest Ridge. Look up all available homes in Warrington Township by going to www.gitabantwal.com. and search for listings.

There were 4 recent sales in last 6 months.

One was a 2 BR 2 Bth 3 yr old condo on second floor. It sold for $239,000 in August 2007.

A first floor condo with 2 bR , 2 baths sold for $239,900 in November 2007 .It was 4 yrs old.

Two others sold for $250,000.

The community offers a clubhouse, walking trails and plenty of parking. They have elevators to go to second floor.

The monthly condo fees are $225/.

I am a Seniors Real Estate Specialist.

I have a separate telephone line for my home office and have access to multiple listing, copying machine and a fax machine. I like to go to the office daily just for motivation even if I do not have appointments with clients.

I will not meet clients at my house and even when I show homes in my development I think twice before mentioning where I live. I mention other homes I sold in the area.

My problem is there are too many distractions when I am at home. I might think of all the chores around the house instead of prospecting.

My existing clients and transactions come first and I do whatever needs to be done  for them first but I realize we have to also look for new customers and one of the ways is calling past clients and sphere of influence. I usually postpone this task.

I wonder if more agents find it easier working at the office or is it easier working from home. Does working from home give clients the wrong impression that you do not have much business?

I read an article which mentioned that buyers sued the buyer's agent for providing feedback  about buyers opinion and  interest in property to listing agent as it hurt their negotiating power.  When we show a house we should explain to the buyers that the agent will call for feedback and ask them what they would like us to tell the agent.

In our excitement we may tell the agent the buyers love the property and this may hurt the negotiations .

I am sure agents will have different opinions about providing feedback  . I am looking for feedback from others regarding  this topic.. I always like to receive feedback from agents who show  my listings and did not give it much thought till I read this article.

Woodfield Estates was built by Katz. This development is located off York Road and Meyers Way in Jamison, Warwick township.

People love living here because it is close to the Park and there is  a walking trail.  It is close to Township building which has activities for people of all ages. The police station is also located close by. In the last 12 months 8 homes sold in Woodfield Estates.

You can shop at Genuardis. There are banks, restaurants, Dunkin Donuts,  gift shops and florists in Jamison.

They sale  price  was in the range  from $486,000 to $579,900 .

A Radnor model sold for $565,000, a Hickory model sold for $569,000 and another one sold for $579,900. An Edgely model sold for $490,000.

Inspite of slowing real estate market 8 houses sold in the development .
