Warwick Township Bucks County, Market report December 2008

I looked up the multiple listing to look up residential sales in Warwick Township in December 2008. This does not include sale by owners, commercial and multi units.

There were 9 homes that settled in December . They were on the market for an average of 66 days. The low price was $206,000 and the hihest price was $460,000 . This is subject to errors and omissions.

It is a Buyer's Market , but please do not insult the sellers .

It is a Buyer's Market. Buyers automatically assume that they can offer thousands below listed price . I am an Accredited Buyer's Representative and help buyer's negotiate the price but also advice buyers to be careful and not insult the sellers by giving a list of reasons why they made a low offer. They find fault with every thing in the house. This may back fire. Sellers may refuse to sell the house to a person who criticizes every thing about the house.

If you make a low offer you can make it based on comparable sales and mention a few major repairs that you may need to make but at the same time compliment the sellers about some things about the house.

You can also suggest that you are offering the price based on recent sales and based on fact that you can settle quickly( if that is the case ) or if you are  a pre approved buyer.

Four tips for sellers who have their homes on the market in Winter.

If you are thinking of selling your home in Winter, here are a few tips for you.

1. Please shovel the snow from driveway,walkway and sidewalk. Some people may not come in if they are worried about slipping on your drieveway. It is also a liabilty issue for you.

2. Please keep the house warm. When people come in from the cold , the warm home may make them want to spend more time in your home. If it is too cold they may think the heater is not working.

3.If you have a Fireplace , this is a good time to show it off.

4.Please turn on all lights in the house and outside.People would like to see icy patches outside. The lights inside will create a feeling of warmth.

There are fewer homes on the market at this time of year so you have less competition.If it is priced right there is a good chance it will sell.

 

If you are renting a home, please get Renter's insurance.

If you are renting a house or apartment, the lease may specify that you should carry renter's insurance.

Whether the lease mentions it or not, please remember that the landlord's insurance does not cover your possessions.

It is not too expensive to have renter's insurance to cover your personal possessions.

First make a list of all the expensive items you have in the house and its cost and then talk to an insurance agent. Do not forget your computer , jewelry and furniture. It is a good idea to take pictures of the items and keep receipts if you have them.

Read your lease carefully .
