Warminster township, Bucks County has homes in all price ranges . I looked up the mls to see real estate activity for April 2009 and saw that there were 7 homes that sold for under $200k.

There is a great condo community called Saxony Manor on York road. They have one and 2 bedroom units and a community pool.Units may be on first or second floor. There was a one bedroom unit that sold for $118,000.

On York road there is another condo community called Log College condos. They have one and two and three bedroom units , some wth balconies.They can be on first, second or third floor.There was a two bedroom unit that sold for $130,000

There is a townhome community called Yorktown Village off York road, next to Log College condos. There were two resales in April . One was a two bedroom that sold for $129,000 and another sold for $155,000.

There is a 55plus community called Centennial Station. There was a two bedroom condo that sold for $182,000.

The agreement of sale has a mortgage contingency clause and if the purchase depends on buyer obtaining financing with certain terms and rate and the property appraising at the sale price the buyer can probably renegotiate the price.

It is  a good idea to contact a good  attorney . If there is no appraisal clause it might be difficult for the buyer if the mortgage is approved. Sometimes if there is a large enough down payment the bank may not worry about the appraisal.

Use a Good Buyer's Agent and a Good lawyer when you are buying a home. Finding a home is easy but negotiaiting the contract is the difficult part.That is why you need a Buyers Agent.

I am sitting at my computer and looking outside and it is raining. I have an open house today and from past experience I do not expect many people . I like to be optimistic but this is in a 55plus community where I have not had much luck even in good weather.

I will still have to spend two hours there as I have advertised and you never know when someone will come or who the buyer will be.

I have not seen people advertise an open house with 'rain date' . But that is a thought.

Another idea I have is from now on I will advertise, ' free umbrella if it rains.limited supply.' I can buy some inexpensive ones from a catalog. I will look into this.

Pulte built homes at Doylestown Station in Doylestown, Bucks County have various floor plans including some with first floor Main bedroom suites.

There are 6 active listings on the market based on information in mls. The lowest list price is $380,000 and highest list price is $449,000. These have been on the market for an average of 41 days.

One home is under contract pending settlement.It was on the market for 111 days and is listed at $399,900

Two homes sold in last six months.They were marketed for an average of 175 days. One sold for $325,000 and had seller assist of $9750 and another sold for $370,000 and had seller assist buyers with $11,100.
