Most agents explain things to the buyer at the time of agreement of sale and then after inspections they just wait for mortgage commitment.

It is important to remain in touch with the buyers to make sure every thing is going on smoothly.

We should also try to get a preliminary Hud1 so that they have an idea how much to bring to settlement.

Some of the things buyers forget to do are

1. To bring the funds in certified funds. They thinka personal check is acceptable and then have to go to the bank on day of settlement.

2.To bring picture ID. If one person is driving then there are occasions when the other person says they have left the driver's license in their car.

3.To call to transfer utilities. Some sellers have it shut off as of date of settlement      and if it is the weekend buyers may have to wait.

4.Home owner's insurance. Mortgage companies ask for proof in advance sometimes but some do not. If it is a cash deal no one asks for it.

5 Do a final walk through on day of settlement and bring the home inspection addendum to see if the sellers did all the repairs they agreed to do.

1. Going to buy new construction without a buyer's agent. The builders's agent represents the builder. Remember to go with your agent when you go for the first time.  Once you are registered you can go by yourself . 2. Selecting too many options and then finding out your purchase price is much more than you had planned on spending on a house.  Make sure you talk to a loan officer to see what you qualify for before you put  down a deposit.

3.Not picking some options that might be really important to you and it might cost you too much money and inconvenience if you want to put it in later.  If you can afford it, you might want to pick some options that will help sell your house faster if you do have to sell in a couple of years.  Your agent can guide you about things that add value .

4.Changing your mind about floor plans and structural changes, once you have selected them. Most builders charge you when you make such changes, even though they may have not started construction.

5. Checking the reputation of the builder. There have been instances where the buyers have gone to a builder who did not complete construction or took more that 2 years to build.
