Once the buyers walk in , you want to make sure they want to go through the house.
I am assuming the house is priced right, staged well, and there is no clutter . These are tips for when you have started showing your home to prospects. You want to get into the habit of doing certain things daily, like putting dishes in dishwasher and hiding dirty laundry.
1. If you have pets, make sure you take them out for a walk , or to the back yard . Some people are scared of dogs and cats.
2.Turn on all the lights , even during the day.
3. Do not have dirty dishes in the sink, or dirty laundry on the floor of the bathroom.
4.Do not cook food that has strong odors.
5. Do not smoke in the house.
6 In winter keep the house warm and in summer keep it cool. When prospects come in they should feel like staying in longer.
7. The home should always be clean . I have sold many homes to buyers who bought just because it was clean compared with a similar house that was not clean.

Gita, great tips! I show so many homes where the seller just doesn't seem to care.. However I also show those listings where the home is TOTALLY staged to sell. I'm sure those staged to sell homes sell much faster than those that are not.
